Contruction

Residence One London now boasts an in-house construction team dedicated to managing and delivering our projects. Specializing in new builds, refurbishments, and renovations of listed properties, our team operates in some of the most prestigious postcodes in London. Architectural & Technical Design

We have delivered a wide range of projects, including apartments, grand town houses, mews houses, listing buildings, new build and basement excavation. Our in-house ARB registered architects are able to design all external and internal spaces working within any planning limitations. Our technical team design and coordinate to all building regulation obligations. We work with known and trusted structural, mechanical and electrical engineers in curating a design team to deliver a comprehensive design package.

Interior Design & FF&E

Residence One are design focused developers, we have gained our hallmark reputation through understanding the significance that exceptional design has in creating value. We work with Clients in establishing the budget and the individuals’ personal requirements. Looking at the project, location, budget and style we suggest a reflective scheme. We can act in design and procurement, working with a skilled team of craftsmen, artists and designers, to offer cutting edge technology, bespoke joinery, unique lighting, and beautiful FF&E, dressing and completing the property to an unrivalled level of distinction.

Project Management

Key to delivery of all successful developments is project management. Residence One specialise in ensuring all budget and time targets are met by synchronising and driving all elements involved in collaboration. Sourcing and coordination of established and competent contractors remain at the forefront of our priorities. We negotiate on all aspects of tender, evaluation, negotiation, and appointment and contracts. Residence One administer the contract until completion, ensuring the necessary warranties and retentions are in place to safe guard the future value of the asset. On completion we manage the defects period, coordinating the various parties up to the point of final rectification, checking all contractual and quality standards have been met.

Development Management

Residence One development management provides a complete service taking on all aspects of a development from initial appraisal right up until the desired exit. We manage profit objectives, sale of the assets and branding of the development, assist with financing, provide warranties and manage aftercare post sale. Residence One developments attract a premium above similar assets in the market, allowing us to add significant value to any development.
